Can landlords in BT4 apply for Warm Homes Plan grants?
Yes. Private landlords in BT4 can apply for Warm Homes Plan grants for eligible rental properties. The property must have an EPC rating of D, E, F or G, and the tenant must give written consent before any work begins. The grant is used to fund improvements to the property, not to the landlord's own home.
Does my tenant need to be on benefits for me to qualify?
For the Warm Homes Plan tenant-referred route, the tenant typically needs to receive a qualifying means-tested benefit such as Universal Credit or Pension Credit. However, the LA Flex route allows local authorities to refer properties in certain areas regardless of benefit status. The landlord route also has a minimum EPC rating requirement.
Do I need my tenant's permission?
Yes. Written tenant consent is a requirement of the Warm Homes Plan before any installation can begin on an occupied rental property. An accredited installer will explain the consent process and provide documentation. Vacant properties may still qualify depending on scheme rules at the time of application.
What improvements can landlords claim for?
Eligible measures for rental properties under the Warm Homes Plan include insulation (loft, cavity wall, solid wall, underfloor), air and ground source heat pumps, solar panels, and smart heating controls. The exact measures available depend on the property's EPC rating and the tenant's household circumstances.
Will the improvements add value to my rental property?
Energy efficiency improvements can improve the EPC rating of your rental property, which may increase its appeal to tenants and its market value. From April 2025, private rented properties in England are expected to meet a minimum EPC band C under proposed Minimum Energy Efficiency Standards, making funded upgrades now a cost-effective step.
